62nd Annual Cottage Tour Rehoboth Beach Delaware July 12th &13th 2011
This week the Reahoboth Art League will be hosting the 62nd Annual Cottage Tour in Rehoboth Beach Delaware. The tour will consist of 7 Incredible Homes and The Homestead on the Rehoboth Art League Campus. This tour will run from 10-3 on both days (July 12th and July 13th). Foreclosures & Short Sales in Delaware
Working on a short sale for a client and yesterday i received the call we have been waiting on. The bank has ordered 2 BPO's (Broker Price Opinions). Now my dilemma - If BPO's are not allowed under Delaware law unless you are potentially listing the property, than how come they keep doing them? Well to play devils advocate i can say that the Realtor doing the BPO is only doing one with the potential to list the property. How can this be a true value if the only benefit to the BPO Realtor would be if the sale does not go thru short? Well I can only say that hopefully there are Responsible Realtors still out there doing these BPO's. Only time will tell. If anyone is looking for help in the Delaware Real estate market with the sale of a home that is no longer worth what they owe please feel free to contact me and i will try to help them thru it, even if it does not result in a sale for me. I look forward to helping anyone out there with their real estate dilemmas.

Resort & Second Home Specialist
This summer has been busy as usual for Buyers and Sellers of Real Estate in Southern Delaware. I would like to let everyone know that Bill Davis is the first Realtor in the state of Delaware and the only Realtor as of last week to have achieved the Certification of Resort & Second Home Specialist from the National Association of Realtors in the state. What this means for the Buyers and Sellers of Southern Delaware Real Estate is a better understanding of the needs and requirements you deserve. Part of this course is a two day extensive training on 1031 exchanges. This certification is in addition to the SRES (Senior Real Estate Specialist), ABR (Accredited Buyer Representative) Designations and additional other courses to better serve his clients.
The other topic I would like to lightly touch on is the American Home Mortgage fiasco. I personally know of clients that were using this company for their home purchase financing. I have to say that the idea that a top ten mortgage company is going under is scary at least but that being said the clients will have to send their packet off again to get a new approval and most companies are willing to fast track the process along to get a new commitment. This is not the end of the world, but just as the stop to the Housing price escalation hasn't stopped people from needing to sell and buy homes this too will not stop those who can buy and sell.
